All of our rooms are non-smoking, pet free, have private entrances and en-suite baths and receive daily maid service. In addition every room has wall to wall carpet, individually controlled heat and air conditioning as well as room fans, color cable TV with Red Sox NESN, refrigerators, am/fm clock radios, hair dryers, nightlights, brand name toiletries, cozy throws, 100%, cotton linens and towels, vacation reading, current magazines and the SHH Guidebook, tide charts, and outside seating. We have three main buildings, each with its own distinct character and rooms. They are named after certain sections of the Cape because of their layout on the property.

The Lower Cape Building
A classic motel style building and the original Sesuit Motel houses our most affordable, seasonal rooms, open from May to October. The building is set back in a quiet corner of the property and across from the pool. These Standard Rooms come with either 1 or 2 queen beds or a king size bed, all with memory foam mattress toppers. Classic and cozy Cape Cod rooms, some are finished with white bead board, and all are recently refreshed, renovated and redecorated. Room amenities in the Lower Cape include: color cable TV with NESN, heat and air conditioning, mini-refrigerator, private bath: some with full tub and shower, some with shower only; private entrance with covered outdoor seating area, all on the ground level.

The Upper Cape Building
Deluxe rooms open year round, some with petite full kitchens, located closest to the office and Main house. Big and breezy beauties, each of our Deluxe Rooms has two Sealy Posturepedic queen size beds with memory foam mattress toppers. Other amenities include flat screen color cable TV with NESN (some with built-in DVD player), mini- refrigerator, tiled bath with tub and shower, heat and air conditioning, iron and ironing board and private entrances with outside seating. Our three ground level rooms have a game table and chairs. The second floor rooms feature fully equipped kitchens with stove, refrigerator, sink, toaster, coffee maker, microwave, table and chairs for 4 and of course, dishware and utensils. All of our deluxe rooms can accommodate a cot for an additional charge.

The Cape & Islands Building
Deluxe Rooms as well as Deluxe Suites with full kitchens and living room areas, open year round and tucked away in the southwest corner of the property near the tennis courts next door. In what was originally the carriage house of the property, the Cape & Islands building houses several unique accommodations. All rooms have brand new King Koil beds with memory foam mattress toppers, individually controlled heat and central air conditioning, flat screen color TV’s with NESN (some with built-in DVD player), small refrigerators, iron and ironing board, full bath with stall showers, and private entrances with outside seating.

Sesuit Harbor House Reservation Policies |
| Rates: All rates are based on 2 people per room/per night. Children under 12 stay free. Each additional adult or child over 12 incurs a charge of $15 per person/per night. Rates are subject to change without notice and exclude applicable taxes.Taxes: A state and local occupancy tax of 9.7% will be added to your total room charge.Arrival and Check-in time is between 2:00 PM to 8:00 PM. Please make special arrangements if you plan to arrive after 8:00 PM. Check-out time is by 10:30 AM.Reservation, Deposit and Payment Policies: All reservations require a deposit equal to 50% of your total room charge. We accept Cash, Travelers Checks, Visa, MasterCard and Discover. We accept personal checks for any deposit made one month in advance. The room balance plus a lodging tax of 9.7% will be finalized and charged at check-in.
Cancellations and refunds: From May 1 to October 15 we require a minimum of 14 days notice for any cancellation or early departure. If the reservation is for more than one room, we require 30 days notice. From October 16 to April 30 we require 3 days (72 hours) notice. All cancellations incur a service charge of $25. Minimum Stay: We have a minimum stay of 3 nights for and weekend arrival and 2 nights for a week night arrival our Summer Season. In the Spring and Fall the minimum stay is 2 nights on weekends. Smoke Free: All rooms are non-smoking. A $500 fee will be charged if we determine there is smoking in the room. No Pet Policy: Sesuit Harbor House does not accept or allow any pets in the rooms. We understand it can be difficult to leave part of the family at home and highly recommend Derbyfield Kennel in Harwich. www.derbyfieldkennel.com Parking: We provide parking for 1 car per room.
